If you’ve been thinking about a new construction home in the Santa Clarita Valley—or in nearby Castaic, Fillmore, or Piru—this is a very active moment to explore your options.
At 35 Oaks, we’re regularly walking clients through model homes, tax structures, and incentive packages as they narrow down the community where they want to put down roots. A recent example: our San Fernando Valley buyers who just closed on a new construction home in Skyline Ranch. They toured multiple neighborhoods, customized their finishes, secured strong builder incentives, and we were with them from the first registration at the sales office to closing day.

Most newer master-planned communities in and around Santa Clarita have:
HOA dues to cover amenities like pools, parks, clubhouses, and common-area maintenance.
Mello-Roos / special assessments in many (but not all) tracts, which add to the base property tax rate.
As a general rule, buyers should budget for HOAs often in the low-to-mid hundreds per month and an overall tax rate (including any special assessments) that can be 0.3-0.7% higher than the base county rate of approximately 1%. When working with your builder and lender, buyers will be provided with the exact HOA and tax breakdown for any specific home you’re considering so there are no surprises in your monthly payment.

Williams Ranch is a 430-acre master-planned community in Hasley Canyon with multiple collections, views, vineyards, and winding paseos.

Who it fits: Buyers planning ahead who want small-town character plus new construction, and who are open to choosing from future single- and two-story offerings as they’re released.

Rate buydowns (temporary and permanent) through builders’ preferred lenders
Closing-cost and design-center credits—sometimes $50,000–$60,000+ to apply toward upgrades, prepaid HOA dues, or closing costs (similar to a recent package our Skyline clients received)
Special programs such as “Hometown Heroes” incentives for law enforcement, military, healthcare, and other service professions in select communities like Finch Ranch and other Williams Homes projects
