If you’ve been thinking about a new construction home in the Santa Clarita Valley—or in nearby Castaic, Fillmore, or Piru—this is a very active moment to explore your options.

At 35 Oaks, we’re regularly walking clients through model homes, tax structures, and incentive packages as they narrow down the community where they want to put down roots. A recent example: our San Fernando Valley buyers who just closed on a new construction home in Skyline Ranch. They toured multiple neighborhoods, customized their finishes, secured strong builder incentives, and we were with them from the first registration at the sales office to closing day.

That’s how we approach new construction: not just “picking a plan,” but helping you compare communities, lifestyle, costs, and resale potential before you decide where to build your life.

Quick note: Details below—pricing, incentives and tax information—are based on publicly available info as of late 2025 and can change quickly. Always verify directly with the builder and qualified professionals for all new build costs and tax implications.


A Note on HOA Dues & Mello-Roos

Most newer master-planned communities in and around Santa Clarita have:

  • HOA dues to cover amenities like pools, parks, clubhouses, and common-area maintenance.

  • Mello-Roos / special assessments in many (but not all) tracts, which add to the base property tax rate.

As a general rule, buyers should budget for HOAs often in the low-to-mid hundreds per month and an overall tax rate (including any special assessments) that can be 0.3-0.7% higher than the base county rate of approximately 1%. When working with your builder and lender, buyers will be provided with the exact HOA and tax breakdown for any specific home you’re considering so there are no surprises in your monthly payment.


Williams Ranch – Castaic (Williams Homes)

Location: Hasley Canyon, Castaic
Product type: Detached single-family homes

Williams Ranch is a 430-acre master-planned community in Hasley Canyon with multiple collections, views, vineyards, and winding paseos.

Home styles & key layout options

  • Single- and two-story plans, many with 3–5 bedrooms and generous square footage

  • Single-story options throughout several collections (including Vineyard and Ridgeline)

  • Multi-gen potential with plans offering ADU/guest suite configurations ideal for extended family or long-term guests

  • Select plans with RV garages and 3-car garages, plus larger lots than many in-town tracts

Who it fits: Buyers seeking larger lots, semi-rural canyon views, and options for RVs, ADUs, and multi-gen living, while staying within an I-5 commute to Valencia, Henry Mayo, and COC.


Tesoro Highlands – Valencia / Santa Clarita

(Lennar & Toll Brothers)

Tesoro Highlands sits on the hills above Tesoro del Valle and blends all-ages family neighborhoods with dedicated 55+ enclaves and luxury Toll Brothers product.

Lennar – Tesoro Highlands (Including Tesoro Highlands Villas – 55+)

Product type: Single-family, both all-ages and 55+

55+ neighborhoods

  • Estrada, Toscana, Sierra Bella and related “Villas” collections are age-restricted 55+ single-family homes in gated enclaves

  • Exclusively single-story floorplans with open layouts, indoor–outdoor living, and low-maintenance yards

All-ages collections (e.g., Campana, Arches, Montilla)

  • Larger 2-story single-family homes, often 4–5 bedrooms

Toll Brothers – Tesoro Highlands (Bella Terra & Alta Monte)

Product type: Luxury single-family homes

Toll Brothers offers two gated collections at Tesoro Highlands: Bella Terra (primarily single-story) and Alta Monte (larger two-story homes).

Layout highlights

  • Bella Terra features luxury single-story plans with first-floor primary suites and expansive indoor–outdoor living

  • Alta Monte offers 2-story homes up to roughly 5,700+ sq. ft. with 5–6 bedrooms

  • Many plans include first-floor suites and flexible spaces that can be configured for multi-gen living

Who it fits: Buyers who want luxury finishes, larger home sites, and the option to stay single-story in a high-amenity hilltop community close to Valencia.


Esprit at Valencia – Valencia (Richmond American Homes)

Product type: Detached single-family homes

Esprit is part of the Valencia masterplan and offers two-story single-family homes with designer-curated finishes and access to Valencia’s parks, paseos, and pools.

Layout highlights

  • Two-story, move-up style homes with 4–5 bedrooms and open great rooms

  • Flexible lofts, offices, and covered outdoor spaces that support work-from-home and indoor–outdoor living

Who it fits: Buyers wanting new, move-up detached homes in Valencia with strong community amenities, quick I-5 access, and proximity to Henry Mayo, COC, and Town Center.


Iris at Valencia – Valencia (KB Home)

Product type: Attached townhome community

Iris at Valencia provides three-story townhomes with 3–4 bedrooms and attached 2-car garages, appealing to buyers who want new construction with a smaller footprint and a lower starting point than many detached homes.

Layout highlights

  • Three-story townhomes with open main levels and private bedroom floors

  • Attached garages and small outdoor spaces for low-maintenance living

Who it fits: First-time buyers, downsizers, or investors seeking new, efficient, attached homes with access to the broader Valencia trail and amenity network.


Skyline – Luna & Altis (Tri Pointe Homes)

Skyline is a master-planned community in Canyon Country, with miles of trails, community parks, and quick access toward the 14 freeway. It’s also where our recent SFV buyers just closed on a new home after months of comparing floor plans, incentives, and lifestyle across multiple SCV communities.

Altis at Skyline – 55+ Single-Story Community

Product type: Age-restricted 55+ single-family

  • Gated 55+ neighborhood with resort-style amenities and a strong social calendar

  • Exclusively single-story homes with stylish, low-maintenance yards

  • Floorplans with open great rooms and flex spaces that function well for guests, hobbies, or home offices

Luna at Skyline – All-Ages Detached Homes

Product type: Single-family homes

  • Primarily 2-story homes, with a rare single-story plan available within the collection

  • Several plans include downstairs bedrooms with baths and flexible spaces that support multi-gen needs

Who it fits:

  • Altis: 55+ buyers wanting single-story living, Skyline’s views and trails, and an active, amenity-driven lifestyle

  • Luna: All-ages buyers who want modern elevations, Skyline’s Basecamp amenities, and a mix of single- and two-story options


Finch Ranch – Piru (Williams Homes)

Location: Piru
Product type: Mix of townhomes and single-family

Finch Ranch combines small-town character with new construction and is often more budget-friendly than many SCV options.

Layout highlights

  • 2–4 bedrooms, 2–3.5 baths, roughly 1,279–2,380+ sq. ft.

  • Single-story options such as Paloma Plan 4, with up to 4 bedrooms and 3.5 baths

  • Larger single-family plans with multiple baths and flexible rooms that can work well for multi-gen households

Who it fits: Buyers who want new construction in a quieter town setting, single-story options, and an easier commute to Santa Clarita and the SFV along Highway 126.


Creekside – Fillmore (Williams Homes – Coming)

Location: Fillmore
Product type: Planned single-family community

Creekside is an upcoming neighborhood of approximately 130+ single-family homes near the Santa Clara River and historic downtown Fillmore.

  • Planned single-family community designed to complement Fillmore’s small-town charm

  • Floorplan details and options (such as ADUs or single-story models) will be released as the community approaches grand opening

Who it fits: Buyers planning ahead who want small-town character plus new construction, and who are open to choosing from future single- and two-story offerings as they’re released.


Builder & Lender Incentives: Where the Numbers Get Interesting

Across these communities, we’re consistently seeing:

  • Rate buydowns (temporary and permanent) through builders’ preferred lenders

  • Closing-cost and design-center credits—sometimes $50,000–$60,000+ to apply toward upgrades, prepaid HOA dues, or closing costs (similar to a recent package our Skyline clients received)

  • Special programs such as “Hometown Heroes” incentives for law enforcement, military, healthcare, and other service professions in select communities like Finch Ranch and other Williams Homes projects

When we represent you on a new construction purchase, we:

  • Compare builder-preferred lender offers vs. independent lenders to see which truly benefits your long-term payment

  • Break down HOA, base taxes, special assessments, and solar/lease terms so you see the full payment picture—not just the advertised base price

  • Help you weigh single-story vs. two-story, 55+ vs. all-ages, multi-gen suites vs. traditional layouts, and RV-ready plans vs. standard garages based on how you actually live

In many of these partially completed master-planned communities, there’s another layer of opportunity beyond buying directly from a builder: resales within earlier phases.

As neighborhoods like Williams Ranch, Tesoro Highlands, Skyline, and newer Valencia communities continue to build out, some early buyers decide to relocate, change floor plans, or move closer to work or family. That can create:

  • Move-in ready resale options with upgrades already completed

  • Homes on premium lots or prime view locations that may no longer be available from the builder

  • A chance to step into a nearly new home in a still-growing community—often with less construction surrounding you
